Bookings & payments: book online, by phone, WhatsApp or email. A 30% deposit is required to confirm; the remaining 70% is due upon arrival. We accept credit/debit cards, bank transfer and cash.

Cancellation: up to 21 days before arrival, the deposit is refunded minus € 15 administrative fee. After that, the deposit is forfeited. Cancellations must be sent in writing by email.

Check-in / Check-out: arrival from 4:00 PM to 8:00 PM · departure by 10:00 AM. A valid ID or passport is required for all guests. Free luggage storage for early arrivals or late departures.

Tourist tax: the Municipality of Massignano does not apply any tourist tax.

Restaurant: breakfast and dinner are reserved exclusively for our guests and are not included in the room rate. Traditional Marche cuisine with local and garden-fresh ingredients. Bookable daily or for the entire stay.

Swimming pool: panoramic saltwater pool, included for all guests. Sun loungers and umbrellas are free of charge. Required: flip-flops, personal towel, shower and swimming cap before entering.

Wi-Fi & parking: both free and included. Wi-Fi covers rooms, tents and common areas.

Pets: allowed in rooms only and only during low season, by prior arrangement at booking (cleaning surcharge € 30). Not allowed in Safari Tents. Leash required at all times; no access to the pool or green areas.

No smoking: smoking is prohibited inside rooms, Safari Tents, the restaurant area and all indoor spaces.
